What a gem of a house and a wonderful family’s home! It’s an absolute pleasure working with Roger and Barry in helping them prepare this home for market. Our dialogue began in July when I was contacted to discuss the sale of their Mothers home after her passing. When first met on site, and it became immediately apparent how much this home meant to them and their brothers – six in total!
Helping families with Estate Sales is an especially rewarding but often challenging side to the Real Estate business. it’s only natural that there is a lot of emotion linked to this stage of life. Aside from helping the estate executors navigate the many family challenges, often these homes are filled with many cherished possessions. While these possessions can represent so many wonderful memories, they can also be hindering in the listing process as the golden rule of real estate is to de-clutter…and then de-clutter again.
My offer of service included using an extremely talented design individual who met with this family, developed a staging strategy, and then, room by room, identified which items needed to be removed prior to photography and listing the home. The process actually took almost 2 months to complete, but I feel the staging direction was absolutely paramount as it put all members of the family on the same page with an outside, non partisan individual establishing the plan. We’ve now got this beautiful home ready for showing and new potential owners can really see the excellent value this location offers.
In preparing the home for market, I met often with the executors and they spoke of many great memories including the printing business their Dad had operated from the property years ago. The sounds of the printing presses and smell of ink as they worked along side their Dad. An impressive set up which includes upgraded electrical supply (400 AMP) to accommodate the machines as well as heated double car garage and workshop. The second paved driveway leading to the back of the home accommodated transport trucks dropping off paper!
After touring through the home, it was immediately apparent how well it had been cared for. As we realtors say, ‘great bones’…A solid brick bungalow with double walk out patio doors below makes it wonderfully bright as well as functional as an inlaw apartment. And this is how it’s served the family most recently with different family members occupying the home.
This walk out design is perfect for the lot which is flat and level, and backing onto green space, providing privacy as well as lots of room for gardens. The large heated workshop and ample parking space makes it perfect for those looking to park additional vehicles including boats, trailers, RV’s, etc..
Inside, the home has a fantastic layout – 3 bedrooms up with master including ensuite, nice large living room and dining room/ kitchen. A separate entrance with mudroom separates the kitchen from the garage.
Below, the home is big, bright and open with an amazing family room complete with wood burning fireplace and wet bar. It also includes a 2 bedroom inlaw suite which has proved handy with this family, enabling their Mother to live along side younger members of the family.
UPDATE:
The home has sold to a wonderful family who intend to utilize it for multi-generational living. They come to the Peterborough area from out-of-town. As I met the new owners, there was talk of creating a work out area in the workshop for all members of the family to use. Sounds like another round of family memories begins as the chapter closes for Roger, Barry and their siblings. Thanks for trusting me to assist you through this emotional. It’s been an absolute pleasure.
